Chicago is a city built on character. From the greystone two-flats of Lincoln Square to the vintage courtyard buildings of Hyde Park and the stately single-family homes of Evanston and Beverly, the residential architecture here is nothing short of extraordinary. That history is part of what makes a Chicago home so desirable. But if your home was built before 1980, there is something worth knowing before you begin renovating any home: asbestos may be present, and so might a lesser-known but equally important material called vermiculite. The good news is that with the right knowledge and the right home renovation team, this is entirely manageable.

Understanding Asbestos in Older Chicago Homes

Asbestos was once considered a miracle material. It is fire-resistant, durable, and incredibly affordable, making it a go-to choice for builders throughout much of the 20th century. It found its way into floor tiles, pipe insulation, popcorn ceilings, roofing shingles, drywall compounds, and even adhesives. In Chicago, where much of the housing stock dates back to the early to mid-1900s, asbestos-containing materials are not uncommon. According to the Illinois EPA, homes built before the 1980s are likely to contain asbestos in floor tiles, pipe insulation, ceiling materials, and other common building components. For Chicago homeowners considering a home renovation, that history matters.

Here is the reassuring part: asbestos that is intact and undisturbed is generally not considered an immediate health risk. The concern arises when materials containing asbestos are cut, drilled, sanded, or disturbed during a home renovation. At that point, microscopic fibers can become airborne. This is why a thoughtful, pre-renovation inspection is not just a smart idea. It is an essential first step.

Where Asbestos Is Commonly Found in Chicago Homes

Asbestos can appear in more places than most homeowners expect. In Chicago’s older homes, it is frequently discovered in vinyl floor tiles and the adhesive beneath them, textured or popcorn ceiling coatings, pipe and duct insulation, roofing materials and siding, drywall joint compound, and around furnaces and boilers. The only reliable way to know whether these materials contain asbestos is through professional testing by a licensed inspector who submits samples to an accredited laboratory. As the Illinois EPA makes clear, visual identification alone is not sufficient. Asbestos cannot be identified by sight.

What Is Vermiculite and Why Does it Matter?

Alongside asbestos, vermiculite insulation is another material that deserves attention before any home renovation project begins. Vermiculite is a naturally occurring mineral that was widely used as attic insulation from roughly the 1940s through the 1990s. It is a pebble-like, loose-fill product usually gray-brown or silver-gold, commonly sold under the brand name Zonolite. If you look into your attic and see small, shimmering pebbles, you may be looking at vermiculite.

According to the U.S. Environmental Protection Agency, a mine located near Libby, Montana, was the source of over 70 percent of all vermiculite sold in the United States from 1919 to 1990, and that mine contained a natural deposit of asbestos. As a result, the EPA advises that if vermiculite insulation is present in your home, you should assume it may be contaminated with asbestos. This does not mean it is actively dangerous if left alone. But it does mean that any home renovation work that disturbs your attic or walls should be handled under professional supervision.

What to Do If You Suspect Vermiculite is in Your Home

The EPA’s guidance on vermiculite is straightforward: do not disturb it. Do not store items in an attic where vermiculite is present, do not allow children to play in such a space, and do not attempt to remove it yourself. If a home renovation requires work in or around the attic, a licensed asbestos abatement contractor should be brought in to assess and safely handle the material before any other work begins. This step protects your family and ensures your renovation project can proceed smoothly and confidently.

Chicago Asbestos Regulations and Your Home Renovation

Chicago and the State of Illinois have specific regulatory requirements when it comes to asbestos and home renovation projects. Illinois ranks among the highest states in the nation for asbestos-related concerns, and Cook, Lake, and DuPage counties have historically led the state in asbestos-related health cases. The City of Chicago and Cook County both have local ordinances requiring notifications and fee assessments for renovation and demolition projects that disturb asbestos-containing materials. Illinois EPA regulations require that a licensed, AHERA-certified inspector perform any asbestos survey, and that an NVLAP-accredited laboratory analyze samples.

For regulated asbestos removal, Illinois law requires that notification be submitted to the Illinois EPA at least ten working days before work begins. While owners of single-family homes are not always required to hire a licensed professional, the Chicago Department of Public Health strongly recommends it. Working with an experienced company means these regulatory requirements are managed on your behalf, keeping your project compliant and your family protected. In 2024, the EPA finalized a ban on chrysotile asbestos, the most common form still in use, further underscoring the importance of proper assessment before any renovation work in older homes.
